Working with a lot of buyers lately, I keep asking myself this question. In fact buyers keep asking me this question. This is a great question! Is Dutchess County in a real estate buyers market?
The answer is YES!! Some buyers I have worked with may disagree. They see the media reports and think they can get any house for 1/3 of what it would have sold for last year. That is just not happening in Dutchess County NY.
The tri state area's econoy is great. Unemployment is low. And Dutchess County did not have high investment/speculating buying. Most of the people who bought here in the past few years, bought to live here, unlike some other hot markets (yes Im talking to you Miami!)
Real estate markets are local. All local indicators say that this is a buyers market. Besides the local economy, the mortgage rates are still at historical lows. There are more choices for buyers than there has been in years.
YES its a buyer's market. Everyone who couldn't afford to buy in the recent past, should look again. If you can't buy now, you may never be able to! Talk to a good mortgage broker. Find yourself a good Realtor who knows how to negoiate. And YES those lilsting prices are negiotatable. Jump in now before the media and everyone else figures this out and makes the prices go up again!
